Under and by virtue of the Power of Sale contained in a Security Deed given by Larry M. Rowe to Regions Bank, dated April 23, 1999, recor ded in Deed Book 1955, Page 213, Dougherty County, Georgia Records and as modified by that certain Loan Modification Agreement recorded in Deed Book 2041, Page 158, Dougherty County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of THIRTY-SEVEN THOUSAND FIFTY-SEVEN AND 50/100 DOLLARS ($37,057.50), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Dougherty County, Georgia, within the legal hours of sale on the first Tuesday in March, 2006, the following described property:
